Construction Specifications

Structural Exterior:

• All exterior walls to be 2" x 6" construction, with 1/2" Advantech sheathing.
• Homes sided with maintenance free vinyl siding, colors chosen from Builder's samples.
• Shutters on front of house, colors chosen from Builder's samples.
• Roof to be 30 year warranty Architectural shingles on Advantec.
• Ridge vent supplied.
• Foundation shall be 10" thick, 3,000 psi mix. Footings shall be used.
• Foundation drain shall be used where needed. Circumference drain shall be installed.
• Sills shall have 2" x 6" pressure treated lumber on the bottom layer.
• Subfloors shall be 3/4" tongue & groove Advantec.
• Precast bulkhead off back wall.
• Front steps shall be precast concrete with brickface.

Insulation:

• Exterior wall to have 6" R-19 fiberglass insulation.
• Basement ceiling shall have 3.5" fiberglass insulation.
• Attic floor shall have 10" blown-in insulation.

Exterior Doors and Windows:

• Thermopane windows to be energy efficient vinyl with tilt-in sash.
• Full screens provided.
• Front door to be metal or fiberglass insulated with glass side panels ("side-lites").
• Deck door to be Andersen vinyl slider. Screen included. Colonial grid not included.

Plumbing:

• Kitchen to have a double bowl stainless steel sink.
• Connection for washer and gas or electric connection for dryer provided.
• Two exterior sill cocks, one front and one rear provided.
• Fiberglass tub and shower units. From builder's samples.
• Gas fired 50 gallon hot water heater.
• Gas log fireplace with oak or poplar mantel.(Not included in Amherst model)

Heating:

• Heating to be forced hot air by gas.
• Central air conditioning included.

Electrical:

• 200 amp service with circuit breakers. Ground fault circuits in bathrooms and sink areas.

• Closet light in walk in closet only. Fixture supplied by Buyer.
• Light fixture allowance is $2,000.00. Builder to reimburse Buyer at closing.
• Two exterior outlets provided. One outlet provided in garage, if applicable.
• Three cat5 telephone jacks and four rough cable boxes provided.

Interior Walls and Ceilings:

• Interior walls to be drywall.
• All interior walls to be painted off white.
• Ceiling will be textured.
• 9' Ceilings on the first floor.

Interior Finish:

• Baseboard to be 3 1/2" pine fingerjoint Colonial floor molding.
• Casing to be 2 1/2" pine fingerjoint Colonial casing.
• Interior doors to be six panel molded masonite.
• All interior doors and trim to be painted white or off white.
• Carpet and Vinyl allowance to be $18.00 per yard, installed. From Builder's samples.
• Ceramic tile flooring in the kitchen, 1/2 bath, master bath, main bath and foyer. From Builder's samples.
• Pre-finished oak flooring in the dining and living rooms. From Builder's samples.
• Oak treads on the main staircase.

• Microwave installation included. Microwave vent and/or hood vent to exterior wall is an extra $400.00 and must be on an outside wall.
• Appliance allowance is $2,000.00. Builder to reimburse Buyer at closing.
• Wiring and plumbing provided for dishwasher and stove.
• Wiring and plumbing for garbage disposal is $225. Disposal supplied by Buyer.

Landscaping:

• Front yard and up to 30' on back and side yards to be loamed and seeded.
• Six shrubs provided by Builder.
• Walkway to be asphalt. (To front door only)
• Driveway to be asphalt, 10' wide at the street and flares out to 2 car width at the garage (if applicable). For any driveway longer than 80', there will be an additional charge.
• Pressure treated 12' x 12' deck.

Water and Septic System:

• Homes to be serviced by Town water and sewer.
