Construction Specifications

Structural Exterior:

• All exterior walls to be 2" x 6" construction, with 1/2" CDX plywood sheathing or advantec.
• Exterior walls to be wrapped with Typar/Tyvex House Wrap.
• Homes sided with maintenance free vinyl siding, colors chosen from Builder's samples.
• Shutters on front of house, colors chosen from Builder's samples.
• Roof to be 30 year warranty Architectural shingles on 1/2" plywood. or advantec.
• Ridge vent supplied.
• Foundation shall be 10" thick, 3,000 psi mix. Footings shall be used.
• Circumference drain shall be installed.
• Sills shall have 2" x 6" pressure treated lumber on the bottom layer.
• Subfloors shall be 3/4" tongue & groove plywood, nailed, glued and screwed.
• Precast bulkhead walkout for cellar access to be determined by Builder.

Insulation:

• Exterior wall to have 6" R-19 fiberglass insulation.
• Basement ceiling shall have R-30 fiberglass insulation.
• Attic floor shall have 10" blown-in R-38 insulation.

Exterior Doors and Windows:

• Thermopane windows to be energy efficient vinyl, tilt-in sash.
• Full screens provided.
• Front door to be metal or fiberglass insulated with glass side panels ("side-lites").
• Deck door to be Andersen vinyl slider.

Plumbing:

• Kitchen to have a single bowl stainless steel sink.
• Connection for washer and gas or electric connection for dryer provided.
• Two exterior sill cocks, one front and one rear provided.
• Fiberglass tub and shower units. From builder's samples.
• Gas fired on demand hot water heater.

Heating:
* Heating to be forced hot air by natural gas, with high efficiency furnace

Electrical:

• 200 amp service with circuit breakers. Ground fault circuits provided to building code.
• Closet lights in walk in closets.
• Light fixtures to be chosen from Builder's samples. Allowances vary with each subdivision.
• Two exterior outlets provided. One outlet provided in garage, if applicable.
• Three cat5 telephone jacks and three rough cable jacks provided.

Interior Walls and Ceilings:

• Interior walls to be drywall.
• All interior walls to be painted off white or white.
• Ceiling will be textured.

Interior Finish:

• Baseboard to be 3 1/2" pine fingerjoint Colonial floor molding.
• Casing to be 2 1/2" pine fingerjoint Colonial casing.
• Interior doors to be six panel molded masonite.
• Floor coverings chosen from Builder's samples. Allowance varies with each subdivision.
• Ceramic tile flooring in stated areas. From Builder's samples.

Kitchen Cabinets:

• Kitchen cabinets, bath vanities, and all coutertops to be selected from Builder's samples. Allowance includes a $750 installation allowance. Installation of crown molding, refrigerator side panels, etc., are an additional charge.
• Microwave installation, microwave vent and/or hood vent to exterior are extra.
• Appliance allowance varies with each subdivision.
• Wiring and plumbing provided for dishwasher and stove

Landscaping:

• Front yard and up to 30' on back and side yards to be loamed and seeded.
• Six shrubs provided by Builder.
• Driveway to be asphalt, 10' wide at the street and flares out to 2 car width at the garage (if applicable).

Water and Septic System:
* All homes to be serviced by Town water and sewer.
